Our Selling Process

Your satisfaction and happiness are very important to us. We understand how hectic it is to sell a house, and it can be difficult if it’s not handled properly. We’ve composed a step-by-step guide that organizes the selling process to make selling your home simple and stress-free!

Step 1: Meet for a Personalized Home Assessment

What made you choose to live in your home? What makes your home special? Have you made any updates to your home? How old are the house systems - HVAC, Roof, Hot Water Heater, etc.? This information will help us better understand your home's value and how to best market it to prospective buyers.

Step 2: Review Market Data

We know that maximizing your investment is crucial to a successful outcome. We will research and provide all the data to ensure we are selling for the best price based on your home’s condition and the local market comparables. We will create an Action Plan that is tailored to marketing your home and includes a combination of broker networking, advertising in selected publications, social media, and more.

Step 3: Prepare Your Home

In addition to market research and overall consultation, we will walk through your home room by room with you and our stager and assist in the staging process to prep for our professional photographer and showcase the house in its best light. Should you need a professional stager with furniture, we have you covered there, too!

Step 4: Advertise Your Home

Our approach includes a targeted digital marketing strategy, social media advertising, email marketing, and personalized 1 to 1 outreach to the right buyer.

Step 5: Live on the Market

Once you are listed in BrightMLS, we will arrange all showings, schedule open houses, and broker events.

Step 6: Reviewing Offers

We will arrange showings, pre-inspections, if necessary, and walk you through the terms of all offers. We will review the pros and cons of each offer and assist you in choosing the best offer to work with that meets your needs.

Step 7: Navigate Contingencies

Once you are under contract, we will oversee the home inspection, repairs, radon testing, buyer financing, and meet the appraiser at your home. If there are no contingencies in the contract, then you simply await settlement.

Step 8: Close & Celebrate!

On closing day, the buyer will conduct a final walkthrough of your home, and all parties will sign the closing documents. Once everything is complete, then we celebrate!
